IF FOR SOME REASON YOU NEED TO CANCEL YOUR RESERVATION, YOU WILL BE GIVEN A PERIOD OF ONE (1) YEAR FROM THE DATE YOU MADE YOUR RESERVATION TO RESCHEDULE YOUR STAY. IF YOU FAIL TO CALL YOU WILL BE CHARGED FOR 1 NIGHT STAY PLUS THE FORFEIT OF YOUR DEPOSIT.

ALL CABINS ARE LAKEFRONT EXCEPT CABINS: Hilltop Hideaway and Love Shack.

Paradise Landing is located on a hilly terrain above the lake level. This may require you to walk down a gravel road and or steps to reach the water. BE ADVISED: This may be difficult for disabled individuals, children, pregnant women, elderly, etc.

Paradise Landing is NOT responsible for conditions upon arrival resulting from weather and/or lake levels. Douglas Lake is a TVA maintained waterway. TVA, precipitation and weather may affect the level of Douglas Lake. We are not responsible for the water level's effect on stationary docks, floating docks, swimming, boating or fishing. The water is typically low from the months of September-beginning of May. During extemely dry seasons, TVA may lower the water level. Please call if you have questions regarding lake levels.No refunds due to road or weather conditions.

Our cabins have well water. Please be advised that well water may have a sulfurous odor and taste differently. All cabins have water systems to soften the water thus giving the water a different feel. We suggest you bring bottled water or gallon size jugs of water for drinking, coffee, tea, etc.

Every effort is made to have all equipment working at time of check-in. However, be advised that equipment failures may happen. We will do all in our power to rectify any situation that is within our control. We reserve the right to change rental assignments without notice or liability, in the event the unit is sold or becomes unavailable. In such cases, if comparable accommodations are not available, you may select from available properties or receive a full refund.

All homes are privately owned, so rates, descriptions, bed sizes, furnishings, etc. may change without notice, due to malfunctions or owner changes. We strive to maintain everything in good working order, but neither we nor the owner are obligated to give refunds for the failure or absence of any item, or for any public utility.

Guests are responsible for damaged or missing items, and for extra cleaning fees, due to negligence or any action on their part. A CSA Security Deposit Protection premium will be charged to your reservation in the amount of $39.  This covers you, the guest, for up to $3000 of accidental damage. You may opt out of this fee any time prior to your check in by remitting a cashier's check in the amount of the Damage Deposit for your unit.  This Rental Unit Damage Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000.00. If, during your stay at one of our Rental Properties, an Insured Person causes any damages to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Rental Unit Damage Protection Coverage are contained in the Certificate of Insurance or Insurance Policy. The Rental Unit Damage Protection can be purchased up to, and including at, check in. By submitting payment for this plan, you authorize and request CSA Travel Protection to pay directly Paradise Landing Resort any amount payable under the terms and conditions of the Rental Unit Damage Protection. Please contact Paradise Landing Resort directly if you do not wish in this plan or assignment. If your damages exceed $3000, the jurisdiction for a small claims action against you shall be Jefferson County, TN.

All deposit proceeds go into a interest bearing escrow account.  Interest  proceeds go to Paradise Landing Resort.  Our office hours are Monday thru Friday from 10:00am to 5:00pm and Saturday 10:00am to 3:00pm Eastern time.  Paradise Landing is a family oriented resort.  Check-in time is 3:00pm, or any time after 3:00pm.  IF YOU PLAN ON CHECKING  IN AFTER 5:00pm PLEASE CALL AND MAKE KEY ARRANGEMENTS ON DAY OF ARRIVAL.  Check out time is 11:00am.  NO PETS ALLOWED.(PET FRIENDLY CABINS ONLY).  NO SMOKING INSIDE THE CABINS.  Smoking urns and ashtrays are provided on the porches.  Have a safe trip and we look forward to accommodating you.
